Travis County holds 1,389,670 people across 989 square miles, which makes it the fifth-largest county in Texas and the densest outside the Houston and Dallas–Fort Worth cores. Its seat is Austin, and that one fact shapes most lending here — but not in the way buyers expect.
The thing that actually moves a Travis County payment is not the city on the mailing address. It is which taxing units the parcel sits inside, because those set the escrow, and escrow is the part of the payment people underestimate by the widest margin.
A buyer comparing two houses at the same price, one inside the Austin city limits and one in unincorporated Travis County served by a municipal utility district, is comparing two different monthly payments. Sometimes by hundreds of dollars. The loan is the same; the county is doing the work.

What the tax stack does to your loan
Your lender does not simply quote you a rate. It builds a monthly payment that includes principal, interest, property taxes and insurance, then tests your income against that whole figure. Property taxes are the largest variable in Texas, and in Travis County they vary more than most.
A typical City of Austin address inside Austin ISD carries the City of Austin, Travis County, Austin ISD, Austin Community College and Central Health rates — generally landing around 1.8% to 2.1% of assessed value per year.
An unincorporated address drops the city rate but frequently adds a municipal utility district, an emergency services district for fire and EMS, and sometimes a water control and improvement district. The combined figure can land close to a City of Austin address, or above it, depending on how much debt the district issued to build the subdivision's water and roads.
That is why an average is useless here. Pull the tax certificate for the specific parcel from the Travis Central Appraisal District before you commit to a payment. We do this on every Travis County file before issuing a pre-approval, because a pre-approval built on a guessed escrow is a pre-approval that breaks at underwriting.
The exemptions that change the math
The homestead exemption is the big one, and it does two things: it reduces the taxable value, and it caps how fast the assessed value can rise at 10% a year for as long as you hold it. In a county where land values have moved the way Travis County's have, the cap is often worth more over time than the exemption itself.
File it the year you buy. The seller's exemptions end at closing, and a sale resets the appraised value to market. The first full tax bill after a purchase is frequently higher than the one the listing advertised, and buyers who budgeted from the old bill feel it.
Over-65 and disability exemptions, including the school-tax ceiling, do not transfer from the seller to you. If you are buying from an owner who had an over-65 freeze, expect the bill to jump.
The protest deadline is usually mid-May. If your purchase price comes in below the district's assessed value, that purchase is evidence, and a protest in your first year is often the cleanest one you will ever file.
Which programs actually fit Travis County
Conventional financing is the workhorse. The 2026 conforming limit is $832,750 for a single-family home, and a large share of Travis County's housing sits under it once a normal down payment is applied.

FHA is widely used in the eastern half of the county and in the more affordable suburbs. The 2026 FHA floor is $541,287 nationally and the ceiling in the highest-cost counties is $1,249,125; the exact Travis County figure sits between those, and HUD's own lookup is the only place worth reading it from — third-party sites disagree with each other, and we have seen two reputable ones publish figures $78,000 apart for this county.
VA loans matter more here than the raw veteran population suggests, because Austin draws veterans out of Fort Cavazos up the road in Bell County. No down payment, no monthly mortgage insurance, and the funding fee waived for veterans with a service-connected disability rating.
USDA loans are the surprise. People assume a county containing Austin cannot have USDA-eligible addresses, and that is wrong. Eligibility is drawn by address against rural boundaries, and parts of eastern Travis County outside the urbanized area have historically qualified. It is worth checking a specific address rather than assuming, because USDA financing has its own down payment and income rules that are worth checking against the address.
DSCR loans carry the investor side. Travis County rents support a large rental market, and a DSCR loan qualifies on the property's rent against its payment instead of your tax returns.
Acreage and land change the lender list. Western Travis County toward the Hill Country has parcels where the land is worth more than the structure, and conventional lenders cap how much land value they will count. That is a different conversation, and one we have often.
Districts, and reading the ones you are buying into
In unincorporated Travis County, the subdivision's infrastructure was usually financed by a district that now bills you for it.
MUDs levy their own tax rate, which typically declines over decades as the original bonds are paid down. A young MUD charges more than a mature one, which is why two similar houses in neighboring subdivisions can carry different escrows.
PIDs are assessments rather than taxes, sometimes billed separately. Texas law requires the seller to give you notice of a PID obligation before you sign. Read it for the annual amount and the remaining term.
ESDs fund fire and EMS where there is no city fire department. The rate is small but it is real, and it belongs in the escrow estimate.
All of them count in your debt-to-income ratio, which means they do not merely raise the payment, they reduce the loan you qualify for.
Where people buy in Travis County

Three things that catch Travis County buyers
The escrow estimate on the listing is not your escrow. It reflects the seller's exemptions and the prior year's assessed value. Yours will be computed on what you paid.
Septic and well change the appraisal. Outside the service areas, properties run on septic systems and sometimes private wells. Lenders require the septic to be functional and, on some programs, a water test. Neither is difficult; both take time, and they belong in the option period rather than the week of closing.
The city limit line is not where you think it is. Austin's boundary is irregular, and its extraterritorial jurisdiction extends past it. The tax certificate, not the mailing address, tells you which units bill the parcel.
