Lago Vista Mortgage Broker: Lake Travis Home Loans
Lake Travis is a flood-control reservoir, not a constant-level lake, and its surface can swing more than 50 feet between drought and flood.
That single fact touches nearly everything about financing here: what a lake-view property appraises for, what your insurance costs, and whether the boat dock in the listing photos is usable in a dry year.
Median prices in Lago Vista run $465,000 to $515,000, with waterfront well above. This is what to understand before you buy.
The POA, which is not an HOA
Most of Lago Vista sits within the Lago Vista Property Owners Association, and it works differently from a typical suburban HOA.
Membership generally comes with access to the POA's amenities — parks, boat ramps, pool, fitness facilities and lakefront access areas. That is genuinely valuable in a community built around the lake, and it is a large part of what you are buying.
For your loan, two things matter:
Dues count in your qualifying payment. Every dollar of POA assessment reduces your borrowing power exactly as a dollar of property tax does. Get the current amount in writing early.
Lenders review the association. On condominium and some attached properties, underwriting examines the association's financials, reserves, owner-occupancy ratio and litigation status. A warrantability problem can eliminate conventional and FHA financing entirely and push you toward a portfolio product at different terms. If you are looking at a condo here, have your lender review the association documents before you are deep into the option period.
Water, septic and what lenders require
Lago Vista is not uniformly on municipal utilities. Many properties use private septic systems (OSSF), permitted through Travis County, and some outlying properties use wells.
Septic. Lenders want evidence the system is permitted and functional; several programs require inspection. Older properties with informally installed systems can surface permitting gaps that take weeks to resolve.
Wells. Water quality testing is generally required, and FHA, VA and USDA apply stricter standards than conventional, including minimum separation between wellhead and drain field.
Steep lots. The north shore terrain is genuinely steep. Hillside construction often involves engineered foundations, retaining walls and drainage systems. Appraisers and inspectors look at these closely, and a retaining wall showing movement can become a repair condition.
Start inspections at the beginning of your option period. On lake properties they are the most common source of delay.
How lake level affects your loan
This is the Lago Vista-specific issue no generic mortgage guide will tell you.
Appraisals on waterfront and water-view properties depend on comparable sales, and those sales happened at whatever lake level prevailed at the time. In a drought year, waterfront sales slow and prices soften; in a full year they firm up. An appraiser working in a low-water period may have a comp set that does not support the price you agreed.
Boat docks are regulated by the Lower Colorado River Authority, which manages the lake. Docks require permits, and permits have conditions. If a listing advertises a private dock, verify that it is permitted and transferable rather than assuming.
Waterfront insurance is its own conversation, and properties in mapped flood zones require separate flood coverage.
None of this makes lake property hard to finance. It makes it worth doing homework before you are under contract.
Where people buy
Highland Lake Estates is the largest area, covering much of the original Lago Vista platting — a wide mix of eras, from 1970s and 1980s cabins to recent custom construction, on lots that vary enormously in slope and view.
The Hollows is the large newer master-planned community on the north shore, with a marina, amenity center and a strong share of recent construction. Financing here is the most straightforward in the area — clean comps, newer systems, and an organized association.
Lakefront and view corridors carry the highest prices and the thinnest comparable sales.
Bar-K Ranches and the surrounding acreage areas are where larger parcels appear.
Loan programs
Conventional financing at 3-5% down for primary residences, comfortably conforming at the median. Above the 2026 conforming limit of $832,750 — which waterfront regularly exceeds — you are in jumbo, with higher reserve requirements (often six to twelve months) and a practical credit floor near 700.
Second home financing. A meaningful share of Lago Vista purchases are second homes rather than primary residences. Second-home loans typically require 10% down minimum and price slightly above primary residence terms. The occupancy designation must be accurate — misrepresenting a second home or investment property as a primary residence is mortgage fraud, and lenders verify.
Investment property. If you intend to rent it, that is a third category again, with 15-25% down conventionally or a DSCR loan qualifying on the property's rent instead of your income. Short-term rental is common on Lake Travis, and STR income is valued very differently between lenders — worth understanding before you buy.
VA financing for eligible veterans on a primary residence.
Taxes
Combined rates typically run 1.85% to 2.15% — city of Lago Vista, Travis County, Lago Vista ISD, and the Travis County healthcare district. Moderate by Travis County standards.
Verify the parcel with the Travis Central Appraisal District. A sale resets the appraised value, and if you are buying a second home, note that the homestead exemption applies only to a primary residence — so a second home carries the full untapped rate with no 10% appraisal cap protection.
The area
Lago Vista sits on the north shore of Lake Travis, about 30 miles northwest of downtown Austin along FM 1431. The drive is genuinely scenic and genuinely winding; budget 40 to 50 minutes to central Austin.
The community has its own airport — Rusty Allen Airport, a public general aviation field, which is unusual for a town this size and a real draw for pilots.
Lake Travis itself is the main event: boating, fishing, and a string of waterfront restaurants. Balcones Canyonlands National Wildlife Refuge borders the area, protecting habitat for the golden-cheeked warbler, and it offers hiking with genuinely good Hill Country views.
Jonestown and Point Venture sit nearby with similar lake orientation.
Lago Vista ISD is small, which some buyers value and others weigh against the commute.
