Self-employed borrowers get denied for reasons that have nothing to do with their real financial strength — usually because tax write-offs shrink their reported income below what conventional lenders want to see. Here's how to work around that.

Why conventional loans are hard for self-employed buyers

Conventional and FHA lenders typically average your net income from two years of tax returns. If your business legitimately writes off expenses, your true cash flow can look much smaller on paper than what actually lands in your bank account — shrinking how much you qualify to borrow.

Three paths that work better

Bank statement loans. Qualify using 12-24 months of personal or business bank deposits instead of tax returns, capturing your real cash flow.

DSCR loans (for investment property). If you're buying a rental, skip personal income entirely and qualify the property on its own rent-to-payment ratio.

Improve your conventional file. If you'd rather go conventional, working with your CPA to show stronger net income on this year's return, or waiting until you have two full years of stable self-employment history, can open the door.

What Lenders Want to See
Regardless of program, lenders like to see at least two years of self-employment in the same field, consistent deposits, and reasonable credit. A larger down payment (often 10-20%) can also offset a thinner income file.

Don't assume you need to wait

Many self-employed buyers delay applying because they assume their tax strategy disqualifies them. In most cases, it doesn't — it just means a bank statement or Non-QM program is the better fit than a conventional loan.
