Why traditional underwriting undervalues Airbnb income
Many general-purpose DSCR lenders calculate short-term rental income using long-term rent comparables, which can badly understate a property's real cash flow. A property grossing $5,000+/month on Airbnb might show a long-term comparable rent of half that, causing the deal to fail DSCR on paper even though actual cash flow is strong. Choosing a lender who underwrites short-term rentals correctly is the single most important decision on these files.
Three ways lenders document STR income
12-month platform history. The strongest method — actual Airbnb or VRBO statements showing gross rents collected over the trailing 12 months. Only available on a refinance of an already-operating property, not a purchase.
Market data tools (like AirDNA). STR-friendly lenders use market-derived short-term rental revenue projections based on comparable properties, which supports purchase transactions before you have your own operating history.
Appraiser short-term rental schedules. Some appraisals include a short-term rental income comparison alongside the standard long-term rent survey.
What to expect on terms
Short-term rental DSCR loans typically carry a modest rate premium over long-term rental DSCR pricing, along with a similar 20-25% down payment range, to account for income volatility across seasons.
