As a licensed mortgage broker, Wise Capital Mortgage is a “financial institution” under the federal Gramm-Leach-Bliley Act (“GLBA”). GLBA requires us to tell you what nonpublic personal information we collect, how we use it, and with whom we share it.
What we collect. Information you give us on applications and forms (such as name, address, Social Security number, income, assets and employment), information about your transactions with us and others, and information we receive from consumer reporting agencies.
Why we share. We share nonpublic personal information as necessary to process, underwrite, broker, fund and service your loan — for example with lenders and investors, credit bureaus, title and escrow companies, appraisers, insurers, and service providers acting on our behalf. We also share where required or permitted by law, including in response to subpoenas or regulatory examinations.
We do not sell your personal information.
Your right to limit sharing. Federal law gives you the right to limit certain sharing of your information with nonaffiliated third parties for their own marketing purposes. Sharing that is necessary to complete a transaction you requested, or that is otherwise permitted by law, cannot be limited.

If you authorize us to obtain your credit report, we will do so in accordance with the Fair Credit Reporting Act. Credit information obtained is used solely to evaluate your eligibility for mortgage financing and is shared only with parties involved in that process.
Equal Credit Opportunity Act. The federal Equal Credit Opportunity Act prohibits creditors from discriminating against credit applicants on the basis of race, color, religion, national origin, sex, marital status, age (provided the applicant has the capacity to contract), because all or part of the applicant's income derives from any public assistance program, or because the applicant has in good faith exercised any right under the Consumer Credit Protection Act.
Fair Credit Reporting Act. If we obtain a consumer report in connection with your inquiry or application, we do so under the Fair Credit Reporting Act. If credit is denied or the terms offered are less favorable because of information in a consumer report, you are entitled to a notice identifying the consumer reporting agency and to a free copy of that report from the agency within 60 days.

Loan eligibility and terms are determined by lenders and investors applying their own underwriting guidelines, with review by licensed personnel. Any figure shown by a calculator or similar tool on this Site is an estimate for planning purposes and is not a credit decision, an offer, or a commitment to lend.
Where automated tools assist a decision that has a legal or similarly significant effect on you, applicable law may give you the right to be told about it, to obtain meaningful information about the logic involved, and to request human review. We do not knowingly submit your nonpublic personal information to public generative artificial intelligence tools for the purpose of training those tools.
We maintain administrative, technical and physical safeguards designed to protect your information. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security. Please do not send sensitive information such as your Social Security number by unencrypted email.
We retain personal information for as long as needed to fulfill the purposes described in this policy and to satisfy our legal, regulatory, tax, accounting and recordkeeping obligations, which for mortgage records may extend several years beyond the closing or withdrawal of a loan file.
Texas. The Texas Data Privacy and Security Act gives Texas residents the right to confirm whether we process their personal data and to access it, to correct inaccuracies, to request deletion, to obtain a portable copy, and to opt out of targeted advertising, sale of personal data, or profiling that produces legal or similarly significant effects. We do not sell personal data. Much of the information we hold in connection with a mortgage transaction is regulated by the Gramm-Leach-Bliley Act and is therefore exempt from the Texas Act, but we will honor your request to the extent it applies.
California. California residents may have rights to know, delete, correct and opt out under the California Consumer Privacy Act as amended, subject to the same GLBA exemption for information collected in connection with a financial product or service.
Other states. Residents of other states with comprehensive privacy laws may have similar rights, and we apply the same process to those requests.

We will verify your identity before acting, respond within the time the applicable law allows, and will not discriminate against you for exercising a privacy right.
