Fort Cavazos is the largest active-duty armored post in the United States, and Killeen exists in its orbit. Roughly a third of the local workforce is tied to the installation.

That makes this the most VA-heavy housing market in Texas, and it means the loan most Killeen buyers should be asking about is not conventional. Median sale prices run $220,000 to $245,000 — among the most accessible in the state — and with a VA loan that can mean buying with nothing down.

This guide is written primarily for service members, veterans and military families, because that is who buys here.

The VA loan, properly explained

No down payment. No monthly mortgage insurance. Those two facts together make VA the strongest loan program available to anyone eligible, and the comparison is not close at Killeen price points.

On a $235,000 home, conventional at 5% down means roughly $11,750 at closing plus monthly PMI until you reach 20% equity. VA means $0 down and no PMI, ever.

The funding fee

VA charges a one-time funding fee instead of mortgage insurance. It varies by down payment and whether it is your first use, and it can be financed into the loan rather than paid at closing.

It is waived entirely for veterans receiving VA disability compensation. That waiver is worth thousands of dollars and it is missed more often than it should be. If you have a disability rating — any rating — confirm your exemption status before closing.

Entitlement, and what happens when you PCS

This is the part that matters most in a town where people move every two to three years.

Your VA entitlement is not single-use. If you buy in Killeen, receive orders, and want to keep the house as a rental while buying at your next duty station, you may have remaining entitlement to do exactly that. It depends on the loan amount, the county limit at your new location, and how much entitlement the Killeen property is using.

The disabled veteran property tax exemption

Texas offers a property tax exemption for disabled veterans that scales with the disability rating, reaching a full exemption from property taxes on the homestead at a 100% rating or for those deemed unemployable.

In Bell County, where combined rates run roughly 2.25% to 2.55%, a full exemption on a $240,000 home eliminates something on the order of $450 to $510 a month. There is no rate you could shop for that comes close to that.

Surviving spouses may also qualify to retain the exemption under certain conditions.

If you have a rating, apply through the Bell County Appraisal District. It is not automatic.

Where people buy in Killeen

Yowell Ranch — one of the larger newer developments on the south side, production construction, HOA, straightforward conforming financing.

White Rock Estates — newer construction with a similar profile.

Heritage Oaks — established, with a mix of build eras.

Central Killeen near the older commercial corridors holds the most affordable inventory, often 1970s and 1980s construction. Homes at this age frequently need roof, HVAC or electrical attention, and VA appraisals apply Minimum Property Requirements — the property must be safe, structurally sound and sanitary. A home with a failing roof or exposed wiring will not pass without repairs.

That is worth planning for rather than being surprised by. On a property needing work, a renovation loan can wrap the repairs into the financing.

Harker Heights immediately east is a separate city with its own tax rate and school district, and it often shows a different price profile for similar square footage. Worth comparing if you are flexible on location.

The market

Median sale prices in the $220,000 to $245,000 range make Killeen one of the more accessible markets in Texas. Days on market have generally been longer than in the Austin metro, which gives buyers real negotiating room.

Where that matters: seller-paid closing costs. On a VA loan the seller can pay all of your allowable closing costs plus certain additional items — which, combined with no down payment, can mean genuinely arriving at closing with very little out of pocket. In a market where homes sit, asking is entirely reasonable.

One caution specific to a military town: the rental market is deep because of constant PCS turnover, and that makes Killeen a real investment market as well. But rental demand moves with troop levels and deployment cycles, which are outside anyone's control. If you are buying as an investor rather than an occupant, underwrite conservatively. The area

Fort Cavazos was renamed in 2023 for General Richard E. Cavazos, the first Hispanic four-star general in the U.S. Army, a Korea and Vietnam veteran from Kingsville, Texas.

Stillhouse Hollow Lake and Belton Lake both sit within a short drive, with swimming, boating and camping. The Vive Les Arts Theatre runs a full community season. The 1st Cavalry Division Museum on post is open to visitors with base access.

Killeen is about an hour north of Austin on I-35 and roughly the same distance south of Waco, which puts both within reach for a day.

The Killeen-Fort Cavazos Regional Airport offers commercial service, which is genuinely useful in a town where families travel frequently.
