Each of those types is financed a little differently, and Mueller adds one feature most buyers have never encountered: a substantial inventory of affordable homes sold with resale restrictions. Knowing which kind of property you are looking at is the first step to financing it correctly.

Row homes, yard homes and condos are not the same loan
A row home you own with its land is financed like any single-family home, even though it shares walls. There is no condo project review.
A home held as a condominium unit — some Mueller attached and detached products are — is financed as a condo. The lender reviews the association as well as you, using a condo questionnaire.
How the home is recorded is what matters, not how it looks. Two identical-looking row homes can be held differently depending on the builder and the section. The title commitment and the survey tell you which one you are buying.
Every Mueller home also belongs to the master association, with dues for the parks, trails and common areas. Those dues are counted in your debt-to-income ratio alongside any sub-association or condo dues.
The affordable homes program
Mueller was planned with a goal that roughly a quarter of its housing would be affordable to households at set income levels. The for-sale portion is offered through an affordable homes program, and those homes carry terms a buyer has to understand before financing.
Buyers must income-qualify. Household income has to fall at or below a limit tied to the area's median family income, and the home generally has to be the buyer's primary residence.
The purchase price is below market. That discount is the benefit, and it is protected by the restrictions that follow.
Resale is restricted. When the home is sold, a portion of the appreciation is shared back with the program, or the home must be sold at an affordable price to another qualifying buyer, depending on the structure recorded on that property. The details are in the recorded documents, and they vary.
What that means for the loan
Not every lender will finance a resale-restricted home. The lender must accept the restriction or the shared-appreciation lien, and some simply do not. Starting with one that does saves weeks.
The appraisal must account for the restriction, which can limit the value the lender relies on.

Buying new from a Mueller builder
Much of Mueller's inventory has been built by a rotating set of builders, and new sales still appear as sections finish.
The builder's contract is not the standard Texas resale contract. It is written by the builder, and deposit, delay and completion terms differ. Read it with the same attention as the loan terms.

Along Aldrich Street, the neighborhood's town center, condominiums and mixed-use buildings sit above shops, restaurants and a movie theater.
The northern and eastern sections, built more recently, carry the newest homes and the most recent builder product.
Garden courts and yard homes — small detached homes around shared courtyards — are scattered throughout and are among the lower-priced detached options.

The neighborhood
Robert Mueller Municipal Airport served Austin until 1999, when Austin-Bergstrom International opened. The city chose to redevelop the 700-acre site as a mixed-use neighborhood, and construction began in the late 2000s.
Pieces of the airport remain. The control tower still stands, and the Browning Hangar hosts a weekly farmers market. Mueller Lake Park, the Thinkery children's museum and Dell Children's Medical Center sit within the neighborhood, and the Southwest Greenway links a string of parks and trails.
