VA Loan Benefits Explained: A Complete Guide for Veterans | Wise Capital Mortgage

The VA loan remains one of the strongest benefits available to anyone who has served. Here's what it actually offers, and who qualifies.

The core benefits

Zero down payment. Eligible veterans and active-duty service members can finance 100% of the purchase price — no down payment required.

No monthly mortgage insurance. Unlike FHA or low-down-payment conventional loans, VA loans never charge monthly PMI, which can save hundreds per month.

Flexible credit. The VA itself sets no minimum credit score; most lenders apply their own floor, typically around 620.

Limited closing costs. The VA caps certain fees a lender can charge, and sellers can contribute toward closing costs.

Reusable benefit. VA entitlement can be used more than once over your lifetime, and in many cases restored after you sell or pay off a VA-financed home.

The Funding Fee
Most VA borrowers pay a one-time funding fee, which can be rolled into the loan amount. Veterans with a service-connected disability rating are typically exempt from this fee entirely.

Who's eligible

Active-duty service members, veterans who meet minimum service-length requirements, National Guard and Reserve members, and eligible surviving spouses. You'll need a Certificate of Eligibility (COE) to confirm your entitlement — your loan officer can pull this for you directly in most cases.

VA loans aren't just for purchases

The VA also offers the Interest Rate Reduction Refinance Loan (IRRRL), a streamlined refinance for existing VA borrowers looking to lower their rate with minimal documentation, plus VA cash-out refinancing for homeowners who want to access equity.
