Williamson County holds 752,827 people across 1,124 square miles directly north of Austin, and it has been among the fastest-growing counties in the United States for three decades. Its seat is Georgetown.
Nearly everything about lending here follows from one fact: most of the housing is new, and most of it was built inside a district. The subdivisions that absorbed Austin's overflow were financed by developers who issued bonds for water, sewer and roads, and those bonds are repaid by the people who now live there. The district stack, and why the listing's tax figure deceives
MUD taxes are common across the county's newer subdivisions and are levied on top of the city, the county, the school district and Austin Community College where it applies.
PID assessments appear in some communities instead of, or alongside, a MUD, and Texas law requires the seller to disclose one before you sign.
Emergency services districts cover areas without a city fire department.
A new MUD charges more than an old one. The rate declines as bonds are retired, which is why an established Round Rock subdivision can carry a materially lower district rate than a new one in Liberty Hill or Hutto.
Everything is escrowed and counted. Lenders qualify you against the full payment, so district taxes reduce the loan amount your income supports, not just your monthly comfort.
The Williamson Central Appraisal District sets the values all of that is billed against. File your homestead exemption in the year you buy — it caps annual increases in assessed value at 10% while you hold and occupy the home, which matters in a county appreciating this fast. The protest deadline is typically mid-May.
New construction, and locking a rate you cannot date
A large share of county purchases are new builds, and a build is not a resale with a later closing date.
Extended rate locks cost money, priced into the rate, and the cost scales with the length.
Ask about a float-down by name, so you can capture a lower market if rates fall during construction.
Completion dates slip. A lock that expires before the certificate of occupancy issues means re-pricing at whatever the market is that week.
First-year taxes are assessed on the lot. The finished house lands on the roll the following year, so escrow for the completed value from the start or face a shortage and a payment jump in year two.

The semiconductor and technology employment along the county's southern and eastern edges brings buyers from out of state, often carrying a house somewhere else.
Both payments count unless the departing home is under firm contract or documented as a rental with a signed lease and evidence of the deposit.
