Cash-out refinance, home equity loan or HELOC?

Cash-out refinance. Replaces your existing mortgage entirely with a new, larger loan, and you receive the difference in cash at closing. One loan, one payment, usually a fixed rate. This is the right tool when today's rates are close to or better than your current rate, or when you need a large lump sum.

Home equity loan. A separate second lien with a fixed rate and fixed term, sitting behind your existing first mortgage. Your original rate stays untouched. Best for a defined, one-time expense when you do not want to disturb a low first-mortgage rate.

HELOC. A revolving line of credit secured by your home, typically at a variable rate, that you draw from as needed rather than taking all at once. Ideal for phased renovations or ongoing needs where you do not know the final number upfront.

The Rate Trade-Off That Decides It
If your current mortgage rate sits well below today's market, a cash-out refinance means surrendering that rate on your entire loan balance — not just on the cash you take out. In that scenario a HELOC or home equity loan almost always wins. If your current rate is at or above market, the cash-out refinance usually wins.

How much equity can you actually access?

Most programs allow you to borrow up to 80% of appraised value across all liens, meaning you retain at least 20% equity after closing. On a $600,000 Austin home with a $280,000 balance, that structure could free up roughly $200,000 subject to appraisal and qualification. What Austin homeowners use equity for

Renovations that add value. Kitchens, primary suites, additions and ADUs — improvements that increase the property's worth rather than simply consuming the cash.

The honest caution

Equity borrowing converts an asset into debt secured by your home. It should serve a plan — an investment, an improvement, a consolidation with a clear payoff path — not fund ongoing expenses.
