Purchase Programs

Every way to buy real estate in Texas

Over 50 loan programs across 20+ wholesale lenders. The right one depends on your credit, your cash, and what you're buying — we run the comparison before you write an offer.

As little as 3% down
Conventional Loans
The most common path to a home. Mortgage insurance that cancels as you build equity, and the only program that covers primary homes, second homes and rentals alike.
3.5% down · credit from 580
FHA Loans
Flexible credit and debt-to-income guidelines, with the entire down payment allowed to come from a documented gift. The workhorse for first-time buyers.
$0 down · no monthly PMI
VA Loans
For veterans, active duty, Guard, Reserve and eligible surviving spouses. No down payment, no mortgage insurance, and a benefit you can use more than once.
100% financing
USDA Loans
Zero down in USDA-eligible communities — and more of the Austin metro qualifies than buyers expect. Lower monthly fees than FHA when the address works.
No tax returns required
Bank Statement Loans
Qualify on 12–24 months of deposits instead of tax returns — built for business owners, 1099 contractors and self-employed buyers.
The property qualifies, not you
DSCR Investment Loans
Rental income covers the payment, so no personal income documentation is required. Close in an LLC and scale past conventional property limits.
Close in days
Fix & Flip / Hard Money
Asset-based funding covering purchase plus renovation, for properties a conventional lender won't touch and deals that can't wait 45 days.
3%–5% of your loan amount
Grants & Down Payment Help
TSAHC, TDHCA and City of Austin assistance as a grant or deferred second lien — stackable on top of FHA, VA, USDA and conventional financing.

Meet Your Hero

Different buyers need different specialists

A first-time buyer and a fix-and-flip investor need almost nothing in common from their lender. So we don't pretend one loan officer covers both.

The Process

Five steps from call to keys

No mystery, no radio silence. You'll know where your file stands at every stage.

Start Step One
1
Pre-approval, not pre-qualification

Credit pulled, income verified, assets documented. A real letter your Realtor can attach to an offer — the kind sellers take seriously.

2
Program & grant matching

We compare every program you qualify for side by side, including every down payment assistance program, before you commit to one.

3
Shop the lender panel

As a broker we price your file across wholesale lenders rather than defending a single bank's rate sheet, then walk your loan estimate line by line.

4
Underwriting & appraisal

We manage conditions, order the appraisal, and stay ahead of the file so your contract dates hold.

5
Clear to close

Final numbers confirmed, closing scheduled, keys in hand — and your appraisal fee reimbursed at funding if you're among our first 100 clients.

Buying in Central Texas

Local knowledge that changes your options

Purchase financing is not the same everywhere, and Central Texas has quirks worth knowing before you shop. Property tax rates here run higher than much of the country, which means the tax line materially shapes your monthly payment and therefore how much home you qualify for — a lender who estimates taxes lazily can hand you a pre-approval that falls apart at underwriting.

Geography matters too. USDA's zero-down program covers a surprising share of communities within a short drive of Austin, including areas around Hutto, Elgin, Manor, Lockhart and parts of Bastrop and Caldwell counties — and those boundaries shift as the metro grows. Buyers who assume they need to live an hour out to use USDA routinely rule out a program they qualify for.

We serve buyers across Austin, Round Rock, Pflugerville, Cedar Park, Leander, Georgetown, Hutto, Kyle, Buda, Killeen, Temple and San Antonio — new construction, resale, condos, and one-to-four unit properties alike.
