A different tax bill from central Austin
Steiner Ranch is in unincorporated Travis County, within Austin's extraterritorial jurisdiction but not inside the city. The tax stack reflects that.
No City of Austin tax. There is no municipal property tax line on a typical Steiner Ranch bill.
Leander ISD, not Austin ISD. The community falls within Leander ISD, whose rate differs from Austin ISD's.
District assessments. Parts of Steiner Ranch are served by special utility or improvement districts that levy their own rate, and the area is covered by an emergency services district for fire and EMS. The exact stack varies by parcel.
Travis County and the other countywide taxing units apply as they would elsewhere in the county.
The combined rate can land close to a central Austin address even without the city tax, because the district and school rates fill the gap. Do not estimate a Steiner Ranch payment from an Austin average. Pull the tax certificate for the specific parcel from the Travis Central Appraisal District and build the escrow from that.
Insurance on the hills
Steiner Ranch sits on wooded, steep terrain above the lake, and in the 2011 Labor Day wildfires, homes in the community were destroyed. Insurers have not forgotten.
Premiums reflect wildfire exposure. Carriers rate properties by their proximity to open brush and canyon, and two homes on the same street can price very differently.
Some carriers will not write new policies in higher-risk areas, which narrows the market and can raise premiums.
The premium goes into your payment. Your lender escrows insurance along with taxes and counts it in your debt-to-income ratio. On a jumbo file with a tight ratio, an insurance quote well above the estimate can change the approval.
Get a binding quote early, during the option period, from more than one carrier. Ask about defensible-space discounts, roof material and the distance to the nearest hydrant, which can all affect pricing.

Jumbo underwriting in Steiner Ranch
Any loan above the $832,750 conforming limit is a jumbo loan. Most Steiner Ranch purchases are, unless the down payment is large.
Reserves. Jumbo programs require liquid assets left over after closing, measured in months of the full payment. Because the Steiner Ranch payment includes a significant insurance premium and a full tax stack, those months are larger than the loan amount alone suggests.
Debt-to-income limits are often tighter than on conforming loans, and every piece of the escrow counts.

The lake-facing sections on the peninsula's edges carry the view lots and the highest prices, some with water access and boat storage options.
The interior sections along Steiner Ranch Boulevard hold the bulk of the 1990s and 2000s production homes on smaller lots.
Newer sections toward the peninsula's western end carry more recent construction and some of the largest homes.
Townhome and condominium enclaves are the lowest-cost entry into the community.
Nearby Lakeway offers Lake Travis frontage and its own city tax structure, and Circle C Ranch to the south is another large master-planned community inside the city.
The community
Steiner Ranch was developed from the late 1980s onward on a former ranch in the hills between Lake Austin and Lake Travis, with most of its homes built through the 1990s and 2000s. The community's master association maintains parks, trails, pools and a lake access club.
The peninsula is reached from RM 620 by Quinlan Park Road and Steiner Ranch Boulevard, and the drive to downtown Austin runs through the hills along FM 2222 or RM 620 and Loop 360. The Balcones Canyonlands preserve lands lie nearby, part of why the surrounding terrain remains wooded.
