Galveston County holds 372,207 people across 399 square miles, the smallest land area of any large Texas county and the one most exposed to the Gulf. Its seat is Galveston, on the island; most of its population lives on the mainland in League City, Texas City, Friendswood and Dickinson.

Three policies, not one
A mainland Texas homeowner buys one policy. A Galveston County owner frequently buys three, and the lender escrows all of them.
The homeowner's policy covers the usual perils and, in much of this county, excludes windstorm and hail.
Windstorm coverage is therefore separate. Along the coast it is commonly written through the state's wind pool when the private market will not take the risk, and a certificate of compliance for the construction is part of qualifying for it.
Flood insurance is separate again, and required by federal law on a federally backed mortgage when the structure sits in a Special Flood Hazard Area. Much of this county does.

The elevation certificate is the document that prices the risk
For a property in a flood zone, the elevation certificate records how high the lowest floor sits relative to the base flood elevation.
It can move the premium by a multiple, not a margin.
A seller who already has one has handed you leverage, and the absence of one means you are quoting blind.
Elevated construction is normal here, particularly on the island and the bay side, and a properly elevated structure prices very differently from a slab-on-grade house in the same zone.
Order it in the option period. This is the single most useful thing a buyer in this county can do in the first week.
Condos, beach property and what lenders ask
The island carries a deep condominium market, much of it rented to visitors, and that is where financing gets selective.
A building that operates like a hotel is not warrantable. A rental desk, daily stays, a mandatory rental pool or management that controls occupancy will push the loan to a portfolio product with a larger down payment.
Short-term rental activity in the building matters, even when your unit is not in the programme.
Master insurance must satisfy the lender, including wind and flood at the association level, and the association's deductible structure matters after a named storm.
Reserves and special assessments carry extra weight in a coastal building, where the next assessment is often storm-related.

Second homes and investment property
A large share of island purchases are not primary residences, and occupancy drives everything.
A second home must be a one-unit property you occupy part of the year and control. A unit committed to a rental programme does not qualify, and second-home loans carry pricing adjustments a primary residence does not.
An investment property is financed as such, and rental income can count. A DSCR loan qualifies on the property's rent against its full payment — including all three insurance premiums, which is what makes coastal DSCR math different.
Misstating occupancy is mortgage fraud. If the plan is to rent it most of the year, finance it as an investment.
The mainland is a different county, practically speaking
North of the causeway, the risk profile and the market both change.
League City, Friendswood and Clear Lake draw on the aerospace and medical employment around the Johnson Space Center, with newer subdivisions and, in places, municipal utility districts.
Texas City and La Marque hold the refining and petrochemical workforce, with established housing at lower prices.
