It creates sustained rental demand, a large investor presence, and a seasonal rhythm that anyone buying here — to live in or to rent out — needs to understand.

Buying a home in Lubbock

Taxes

Lubbock County combined rates typically run in the 2.0% to 2.5% range — city of Lubbock, Lubbock County, the school district, South Plains College and a hospital district.

Verify the parcel with the Lubbock Central Appraisal District. A sale resets the appraised value, and the seller's exemptions end at closing.

Insurance, which matters more than people expect

The South Plains sit in an active severe weather corridor. Hail is the dominant claim driver, and wind events are common.

What that means for your file:

Percentage-based wind and hail deductibles are standard rather than exceptional. A 1% or 2% deductible on a $230,000 home is $2,300 to $4,600 out of pocket before coverage responds.

Roof age and material matter enormously. Carriers scrutinise roof condition, and some apply actual cash value rather than replacement cost settlement on older roofs — meaning depreciation comes out of your claim. A home with a 15-year-old composition roof can be materially more expensive to insure than the same home with a recent impact-resistant roof.

Get a real quote during the option period, and ask specifically about the roof's age, the deductible structure, and whether settlement is replacement cost or actual cash value. This is the input most likely to move a Lubbock payment unexpectedly.

Where people buy

Southwest Lubbock holds most newer construction, with the higher price points and the newest inventory.

The Tech Terrace and near-campus neighborhoods hold 1930s-through-1950s housing on smaller lots — architecturally pleasant, and where the rental math tends to work.

North and east Lubbock carry the most accessible pricing and the oldest stock, where condition questions and renovation financing come into play.

Wolfforth, Shallowater and the surrounding communities have their own school districts and rates, and some outlying properties may be USDA-eligible at zero down.

Buying a rental in Lubbock

This is a genuine investment market, and it behaves in specific ways.

The seasonal cycle is absolute. Leasing follows the academic calendar. A property vacant in October is likely vacant until the following August, because the renter pool has already signed. Model vacancy against that reality, not a generic assumption.

By-the-bed leasing is common near campus, which can raise gross revenue and complicate lender documentation.

Wear is higher than in a family tenancy. Build a realistic maintenance and turnover reserve rather than discovering it in year two.

How lenders qualify it

Conventional investment financing requires 15% down on one unit, 25% on two-to-four, with full income documentation and a qualifying DTI. Agency rules count only 75% of gross rent, generally only once documented on a Schedule E — so a property bought in March may contribute nothing to your qualifying income while its full payment counts against you.

One caution: some DSCR lenders use the lower of your executed lease or the appraiser's market rent schedule. On a by-the-bed property grossing above conventional market rent, that haircut can push your ratio below the floor. Confirm the lender's methodology before going under contract.

The ratio math is gross rent divided by full payment including taxes and insurance. Agricultural land

Lubbock sits at the centre of one of the most productive cotton-growing regions in the world, and agricultural property is part of this market.

Two points:

Agricultural valuations do not transfer automatically. Land taxed on productive agricultural value pays dramatically less than land taxed at market. Losing that status on sale or change of use can trigger a rollback assessment covering prior years — a five-figure surprise. Confirm with the appraisal district and a tax professional before closing.

Financing farmland is a different product from a home loan. If the purchase includes substantial acreage in production, that is agricultural lending rather than residential, with its own underwriting and terms.

FHA financing at 3.5% down, widely used.

The city
