Denton County holds 1,069,346 people across 888 square miles, and it is the metro county with the sharpest split between suburb and ranch. Its seat is Denton. Drive twenty minutes west from the Dallas North Tollway and the subdivisions stop; what replaces them is pasture, barns and tracts measured in acres.

That edge is where most of the lending difficulty in this county lives. A house on five acres with a barn is not financed the way the same house on a quarter-acre lot is, and buyers routinely discover this after they are under contract.

Financing acreage: the rules that surprise people

Lenders cap how much land value they will count. On conventional financing, the site value is expected to bear a reasonable relationship to the total — a property where the land is worth far more than the house is harder to place, and the appraiser must find comparable sales with similar acreage.

Outbuildings may contribute nothing. A large barn, arena or shop can carry real value to a buyer and little or none in the appraisal, because the comparable sales do not support it.

Income-producing use changes the program. If the property is being farmed or boarded commercially, residential financing may not be the right instrument at all.

Comparable sales are scarce, which lengthens appraisals. Build the extra time into your contract rather than discovering it a week before closing.

Some programs cap acreage outright. Where a property exceeds those limits, a portfolio or land lender is the route, and that is a different conversation we have often in this county.

Ag exemptions and the rollback tax

Much of western and northern Denton County carries an agricultural valuation, and it is the single most expensive thing a buyer here can misunderstand.

It is not an exemption, it is a valuation method. The land is taxed on its productive agricultural value rather than its market value, which can cut the tax bill dramatically.

It does not automatically survive the sale. The new owner generally must continue the qualifying use and apply in their own name.

Changing the use triggers a rollback. When land leaves agricultural use, the appraisal district can assess the difference between what was paid and what would have been owed, for prior years, plus interest. On a tract near the suburban edge that number can be very large.

Outside the municipal service areas, properties run on their own systems.

Septic systems must be functional, and certain programs require an inspection. Aerobic systems carry maintenance contracts that transfer at closing.

Neither is difficult, both take time. Schedule them in the option period; these are the items that most often push a rural closing.

The suburban half is a different market
