Denton has roughly 45,000 university students in a city of about 160,000, which produces a housing situation you do not see in many Texas markets: a large share of owner-occupied homes that also produce rental income.
Not investment properties — primary residences with a rented room, a leased garage apartment, or a house shared by four tenants on separate leases.
Lenders treat that income very differently depending on exactly how it is structured, and most buyers here either assume it counts when it does not, or assume it cannot count when it can. That is the Denton conversation worth having properly.
Boarder income, and when it actually counts
If you are buying a home you will live in and renting a room, that is boarder income — and the default answer is that it does not count toward qualifying.
The exception is worth knowing, because it is narrow and it is real:
Fannie Mae's HomeReady program permits boarder income toward qualifying on a one-unit primary residence, within conditions:
- The boarder must have lived with you for the past 12 months, documented
- You need 9 to 12 months of documented payments — canceled checks, bank deposits, a transfer history
- The income is generally capped as a share of total qualifying income
- A written agreement and evidence of shared residency are expected
What this means practically: it is a program for someone who already has a roommate, not for someone who plans to find one. If your intent is to buy and then rent a room, the income will not be in your file on day one — but it will be there in a year, which is a legitimate reason to revisit a refinance later.
Outside HomeReady, most conventional, FHA and VA financing will not count room rent on a primary residence at all. Plan your purchase price accordingly rather than counting money underwriting will not.
Accessory units, which are a different question
A garage apartment, casita or converted accessory dwelling is treated differently from a rented bedroom, and more favorably.
The key distinction is whether the property is legally one unit with an accessory dwelling, or legally two units.
A single-family home with a legal ADU stays a one-unit property. Agency guidelines have become considerably more accommodating here, and rental income from a legal accessory unit can be usable on a primary residence under current conventional rules, supported by an appraiser's opinion of market rent.
A true duplex is a two-unit property, financed under two-to-four unit rules with different down payment requirements — and on an owner-occupied two-unit, a share of the market rent from the other side is generally usable.
An unpermitted conversion is the problem case. A garage converted to living space without permits may not be counted by the appraiser at all, may be flagged as a condition, and on FHA or VA can create a repair requirement. Denton's older neighborhoods near the universities have a great many of these, and they are frequently marketed as bedrooms or apartments without any mention of permit status.
Ask for the permit history before you offer. The city can tell you. An appraiser who cannot verify legality will not give you value for the space, and the difference can be substantial.

By-the-bedroom leases, if you are buying to rent
If you are buying a genuine investment property here rather than a home, the local wrinkle is the lease structure.
Purpose-built student rentals and many converted single-family homes lease by the bedroom — four separate leases on one house, each with its own term and often a parental guarantee.
Two things follow:
Document the rent roll carefully. A DSCR loan qualifies on the property's income against its payment, and four individual leases are perfectly acceptable evidence — but they need to be presented as a schedule the underwriter can total, with terms and guarantees visible. A stack of unexplained leases slows a file down badly.
Underwrite the academic calendar honestly. Leasing follows the school year. A property vacant in October is likely vacant until summer, and by-the-bedroom turnover is higher than a single family tenancy. Build that into your vacancy assumption rather than discovering it in year two.

Cross Timbers soil, and what inspections find
Denton sits in the Eastern Cross Timbers, a belt of post oak and blackjack oak growing on sandy surface soil over clay — geologically distinct from the blackland prairie that begins a few miles east.
Why that matters to a purchase:
Foundation behavior differs. Sandy soil over expansive clay produces movement patterns that read differently from the uniform clay heave common in Dallas County. Some movement in an older Denton pier-and-beam or slab is normal; an inspector's opinion on whether it is active matters more than the fact of it.
Drainage and trees. Large post oaks close to a foundation draw significant moisture, and root-related movement is a recurring inspection finding in the older neighborhoods.
The rural edges may be on septic. Properties outside the service area use an on-site sewage facility, which needs permit evidence through Denton County and, on some programs, an inspection. Well water, where present, brings its own testing requirements on FHA, VA and USDA.

Verify the parcel with the Denton Central Appraisal District. A sale resets appraised value, the seller's exemptions end at closing, and the first bill after purchase frequently exceeds the listing figure. File your homestead exemption the year you buy.
One cost-of-ownership note that is not a mortgage item but belongs in your budget: Denton runs its own municipal utility, Denton Municipal Electric, rather than sitting in the deregulated retail market. You will not be shopping electricity plans here the way you would in most of North Texas.
Where people buy
The Southeast Denton and Oak-Hickory historic areas hold the oldest stock near the square, with early-1900s Craftsman and Folk Victorian housing.
Denia and the neighborhoods west of campus are the heart of the student-adjacent rental market, with 1920s through 1960s homes and the highest concentration of accessory units.
Rayzor Ranch and the I-35 corridor carry newer mixed-use and attached product.
Robson Ranch south of the city is a large age-restricted community with its own financing considerations around age-restricted resale.
North Denton and the Loop 288 corridor hold the 1990s and 2000s single-family middle of the market.
Argyle, Ponder and Krum at the edges move quickly into acreage, septic and well territory.
The city
