Montgomery County holds 781,194 people across 1,044 square miles north of Houston, and it contains three distinct lending markets that happen to share an appraisal district. Its seat is Conroe.

The Woodlands and the southern corridor is master-planned, district-taxed and increasingly jumbo. Lake Conroe is waterfront and second homes. The northern and eastern county is piney woods, acreage, septic systems and manufactured housing. The southern corridor: districts and dues

The Woodlands, Oak Ridge North, Shenandoah and the newer communities west along SH 242 were built as master-planned developments financed through districts.

A second home must be a one-unit property you occupy part of the year and control — not committed to a rental programme. Second-home loans carry pricing adjustments a primary residence does not.
