Hidalgo County holds 921,549 people across 1,569 square miles, which makes it the seventh-largest county in Texas and the largest in the Rio Grande Valley. Its seat is Edinburg, and its economy runs on agriculture, cross-border trade, healthcare and education.

Ag valuations and rollback exposure
Hidalgo County is one of the most agriculturally productive counties in Texas, and a great deal of land near the growing edges of McAllen, Mission and Edinburg carries an agricultural valuation.
The valuation is based on productive use, not market value, and it can cut a tax bill substantially.
It does not transfer automatically. A new owner generally must continue the qualifying use and apply in their own name.
Converting the land triggers a rollback — the appraisal district can recover the difference for prior years plus interest. On land at the suburban edge, that figure is often the largest surprise in the transaction.
The Hidalgo County Appraisal District administers all of it, along with homestead exemptions and the protest process, typically with a mid-May deadline.
A note on colonias and unplatted land
Parts of the county include unincorporated settlements developed before current platting rules, some without full water, wastewater or paved road service.
Financing depends on the services and the title. A property without an approved water and wastewater connection, or sold on a contract for deed rather than with a recorded deed, is generally not financeable with a standard mortgage.
Contract for deed can sometimes be converted to recorded title, which opens up conventional financing. If you are buying or already hold one, that conversion is the first conversation to have.
