Temple Mortgage Broker: Home Loans in Bell County
Temple's median home price runs $260,000 to $275,000 — the lowest of any city in this guide — and its largest employer is a hospital system with tens of thousands of employees.
Those two facts define the market. This is a medical town with genuinely affordable housing, and the financing that fits it is not always the financing people assume.
If you work at Baylor Scott & White
Baylor Scott & White Medical Center – Temple anchors the local economy. It is a major teaching hospital with residency and fellowship programs, and a substantial share of home purchases here involve someone employed there.
That matters because physician and healthcare professional loan programs exist, and they are built for a situation conventional underwriting handles badly.
The problem they solve. A resident or newly attending physician has enormous student loan balances, a short employment history at the current salary, and often no meaningful savings — because they spent a decade in training. Conventional underwriting sees high debt, thin history and no down payment, and declines.
What physician programs do differently:
- Low or no down payment at loan amounts far above what conventional would allow with the same down payment
- No mortgage insurance, even under 20% down, which is the largest single saving
- Student loans treated favorably — often excluding deferred loans or using the income-driven repayment amount rather than a calculated percentage of the balance
- An employment contract can count as income before the first paycheck, typically within 60 to 90 days of a start date
Who qualifies varies by lender. Most cover MD and DO. Many include DDS, DMD, DVM, OD and PharmD. Some extend to physician assistants, nurse practitioners and CRNAs. The eligible-profession list is one of the biggest differences between programs, and it is worth shopping rather than accepting the first answer.
Residents and fellows are frequently eligible, not just attendings. If you are matching into Temple, this is worth a conversation before you sign a lease.
Taxes
Combined rates in Temple typically run 2.15% to 2.45% — city of Temple, Bell County, Temple ISD, and Temple College.
On a $268,000 home that is roughly $480 to $547 a month. Verify the parcel with the Bell County Appraisal District; a sale resets the appraised value and the seller's exemptions end at closing.
Where people buy
The Parks at Pepper Creek and the newer developments on the west side are where most recent construction sits — production builders, HOA, conventional financing, clean comps.
Pecan Creek and Lake Pointe offer established suburban inventory.
Central and north Temple hold the city's older stock, including some genuinely handsome early-twentieth-century homes from Temple's railroad era. This is the most affordable inventory in the city and where condition questions matter most — roofs, wiring, foundations. FHA and VA apply property condition standards, and a home needing significant work is often better financed with a renovation loan that covers purchase and repairs together.
Belton is ten minutes southwest with its own school district and tax rate; Harker Heights and Killeen are twenty minutes west. If you are flexible, comparing the four is genuinely worthwhile — the same budget buys different things in each.
Programs
Conventional financing at 3-5% down. At Temple prices, nearly every loan is comfortably conforming, which keeps pricing competitive.
FHA financing at 3.5% down with flexible credit standards — widely used on Temple's entry-level and older inventory.
VA financing for eligible veterans. Bell County has a large veteran population given Fort Cavazos twenty minutes away, and VA remains the strongest program available: zero down, no monthly mortgage insurance. The Texas disabled veteran property tax exemption scales to a full exemption at a 100% rating, which against a 2.3% rate on a $270,000 home removes roughly $520 a month.
Physician and professional programs, as above.
USDA financing on eligible properties outside the city limits at zero down — verify by address.
Down payment assistance through TSAHC and TDHCA. At Temple's price points the income limits are workable for many households. More on assistance.
The city
Temple exists because of the railroad. The Gulf, Colorado and Santa Fe Railway founded it in 1881 as a division point, and the town was named for the railway's chief engineer, Bernard Moore Temple. The Temple Railroad and Heritage Museum, housed in the restored 1910 Santa Fe depot, covers that history properly.
The hospital came next. Dr. Arthur Scott and Dr. Raleigh White established the practice that became Scott & White in 1897, and the institution has shaped the city ever since.
Miller Park holds one of the larger municipal rose gardens in the state. Lions Junction Family Water Park and Summer Fun USA handle the Texas summer. Belton Lake and Stillhouse Hollow Lake are both within twenty minutes for boating and swimming.
Downtown Temple has been through genuine revitalization, with the restored Hawn Hotel and a growing set of restaurants along Central Avenue.
Temple sits on I-35 roughly an hour north of Austin and 35 minutes south of Waco, with Austin's airport about 75 minutes away.
