Nolanville Mortgage Broker: Home Loans in Bell County
Nolanville is a small city between Harker Heights and Belton, and its size creates a financing issue that larger markets do not have: there are not many recent sales.
That matters more than people expect. Appraisals are built from comparable sales, and in a market with limited transaction volume, the appraiser's comp set is thin. Thin comp sets produce conservative values, and conservative values create appraisal gaps.
Median prices run $280,000 to $326,000. Here is how to work with that rather than be surprised by it.
The appraisal problem, and how to handle it
In a large subdivision, an appraiser has dozens of recent sales of nearly identical homes. In Nolanville, they may have a handful across a wide range of ages, sizes and lot configurations.
What that produces:
More variance. Two appraisers can reach meaningfully different conclusions on the same Nolanville property, because they are making more adjustments from less data.
Appraisals pulling from outside the city. An appraiser may reach into Harker Heights or Belton for comparable sales, and those markets have different price levels. Adjustments follow, and adjustments introduce judgment.
More frequent gaps between contract price and appraised value, particularly on newer construction in a market where most inventory is older.
What to do about it:
- Include an appraisal contingency in your contract, and understand what it lets you do.
- Provide comparable sales to the appraiser. You or your agent can supply recent sales you believe are relevant. Appraisers are permitted to accept information and most welcome it in thin markets.
- Know your options before it happens — bring cash to cover a gap, renegotiate, request a reconsideration of value with supporting data, or walk. Deciding under a deadline is worse than deciding in advance.
- Ask your lender about reconsideration of value procedures at application, so you know the process exists before you need it.
None of this makes Nolanville hard to finance. It makes the appraisal the step worth planning around.
USDA, which covers a lot of ground here
Much of the area outside the immediate city limits is USDA-eligible, offering 100% financing with no down payment for buyers within income limits.
Eligibility is by address and the map is revised periodically. Verify the specific property.
Income limits are moderate-income thresholds set by county and household size — many households qualify who assume they will not.
The guarantee fee applies upfront and annually, with the annual portion generally below FHA's mortgage insurance, making USDA cheaper to carry over time.
Credit — most lenders look for around 640.
At Nolanville price points, USDA is often the single most valuable program available.
VA, because this is Fort Cavazos country
Nolanville sits roughly fifteen minutes from the installation, and a substantial share of buyers are military, veterans or military families.
Zero down, no monthly mortgage insurance. The strongest program available to anyone eligible.
The funding fee is waived for veterans receiving VA disability compensation — a saving worth thousands that is missed regularly.
Entitlement carries across duty stations. If you buy here and PCS, you may have remaining entitlement to purchase again while keeping this property as a rental. Run the numbers before deciding.
BAH counts as qualifying income and can typically be grossed up because it is non-taxable.
The Texas disabled veteran property tax exemption scales to a full exemption at a 100% rating. Against Nolanville's 2.15% to 2.45% combined rate on a $300,000 home, a full exemption removes roughly $575 a month — more than any rate improvement available anywhere.
One VA-specific note for this market: VA appraisals apply Minimum Property Requirements. The home must be safe, structurally sound and sanitary. Older Nolanville inventory sometimes needs roof, electrical or HVAC work to clear them. A renovation loan can wrap those repairs into the financing rather than requiring cash before closing.
Where people buy
Bella Charca is the largest newer development, with production construction, an HOA and the cleanest financing profile in the city — recent comps, newer systems, straightforward appraisals.
Wildwood and Northcliffe offer established inventory across a range of eras.
The rural edges toward FM 439 and the county roads hold larger lots and acreage, where USDA eligibility is most likely and where well and septic considerations apply — water quality testing, Bell County septic permitting, and inspection requirements on some programs.
Taxes
Combined rates typically run 2.15% to 2.45% — city of Nolanville, Bell County, Killeen ISD, and a hospital district.
Verify the parcel with the Bell County Appraisal District. A sale resets the appraised value and the seller's exemptions end at closing.
Note that Nolanville is served by Killeen ISD rather than Belton ISD despite sitting closer to Belton in some places. Verify attendance zones by address.
The area
Nolanville was settled in the 1860s and named for the Nolan Creek that runs through the region — itself named for Philip Nolan, a horse trader and filibuster killed by Spanish forces in 1801 in one of the odder episodes of early Texas history.
The city has stayed small deliberately, and much of its appeal is that it sits close to everything in Bell County without being in the middle of any of it. Stillhouse Hollow Lake is about fifteen minutes southwest, Belton Lake about the same to the north.
Nolan Creek and the surrounding countryside remain genuinely rural, and lot sizes here run larger than in Harker Heights or Killeen for comparable money — which is much of why people choose it.
Harker Heights is ten minutes west, Belton ten minutes east, Fort Cavazos about fifteen minutes, and Austin roughly an hour and fifteen south on I-35.

Frequently asked questions
What are property taxes in Nolanville? Combined rates typically run 2.15% to 2.45%, covering city, Bell County, Killeen ISD and a hospital district. Verify with the Bell County Appraisal District.
Which school district serves Nolanville? Killeen ISD, not Belton ISD. Verify attendance zones by address.
Can I buy in Nolanville with no money down? Often yes. USDA covers much of the area outside the city limits at zero down, subject to income limits. VA is zero down for eligible veterans.
Why do appraisals matter more here? Nolanville has limited recent sales volume, so appraisers work from thinner comparable data. That produces more variance and more frequent appraisal gaps than in a large subdivision.
What can I do if the appraisal comes in low? Bring cash to cover the gap, renegotiate, request a reconsideration of value with supporting comparable sales, or exercise your appraisal contingency. Know your options before it happens.
What is a VA Minimum Property Requirement? VA appraisals check that a home is safe, structurally sound and sanitary. Failing roofs or exposed wiring must be repaired before closing — relevant on older inventory here.
How far is Nolanville from Fort Cavazos? About fifteen minutes. Harker Heights and Belton are each about ten minutes in opposite directions.
