What is within reach:

That combination of open land, low-ish taxes and genuine access is why growth has started arriving here. It is also why USDA eligibility is shrinking, which matters below.
USDA, while it lasts
Much of the area around Mustang Ridge remains USDA-eligible, offering 100% financing with no down payment within income limits.
Two things worth saying plainly:
Verify by address. The map is drawn parcel by parcel.
Eligibility here is likely to narrow. USDA maps are revised periodically, and areas that develop lose eligibility. The corridor's growth makes this a real possibility over the coming revisions. If you are looking at an eligible property, that eligibility is not guaranteed to exist indefinitely.
Income limits are moderate-income thresholds by county and household size. Most lenders look for credit around 640.
Acreage and rural systems
Much of Mustang Ridge is larger-lot and acreage property, with the financing considerations that come with it.
Septic systems (OSSF) are the norm rather than the exception. Permitting runs through whichever county the property sits in — which is why establishing the county matters operationally, not just financially. Lenders want permit evidence and often an inspection, and unpermitted systems are common on older rural property and take weeks to resolve.
Private wells on some properties, requiring water quality testing, with FHA, VA and USDA applying stricter standards including wellhead-to-drain-field separation.
Appraisals on acreage need comparable sales with similar land, and in a thin market that produces more variance and more conservative values. Outbuildings frequently contribute less appraised value than they cost to build.
Agricultural valuations do not transfer automatically. A property taxed on productive agricultural value pays dramatically less than one taxed at market, and losing that status on sale or change of use can trigger a rollback assessment covering prior years. Confirm with the relevant appraisal district and a tax professional before closing.
Manufactured homes appear in this market. They can be financed, but the rules are specific — the home must be permanently affixed, on a permanent foundation, with the HUD data plate and certification label intact, and the land and home titled together. Not every lender participates. Raise it early if it applies.

The area
Mustang Ridge incorporated in 1972 and has stayed small and rural in character, taking its name from the low ridge running through the area and the wild mustangs that ranged this part of Texas in the nineteenth century.
The land here is flatter and more open than the Hill Country west of Austin — blackland prairie edging into post oak savannah, with wide horizons and genuinely dark skies compared to anywhere closer in.
McKinney Falls State Park is about twenty minutes northwest, where Onion Creek drops over limestone into swimming holes. Circuit of the Americas sits north along SH 130, hosting Formula 1 and major concerts — worth checking the event calendar, because race weekends change traffic across the whole corridor.
Lockhart and its barbecue are twenty minutes south. Buda and Kyle are twenty to twenty-five minutes west.
The practical appeal is simple: acreage and quiet, with the airport fifteen minutes away.
