Elgin's median runs $280,000 to $315,000, large parts of the area qualify for zero-down USDA financing, and the town sits about 25 miles from downtown Austin.

There is also a wrinkle here that catches buyers out: Elgin straddles two counties. Properties on the west side can fall in Travis County; most of the town sits in Bastrop County. Different county, different tax rate, different appraisal district.

Get that wrong and your payment estimate is off. Here is everything that matters.

The two-county question

Most of Elgin is in Bastrop County, with combined rates typically running 2.05% to 2.40% — city of Elgin, Bastrop County, Elgin ISD, and an emergency services district.

Some properties on the western edge fall into Travis County, which carries its own rate structure and a different appraisal district.

This is not a technicality. It changes:

  • Which appraisal district you file your homestead exemption with
  • Your combined tax rate, and therefore your monthly payment
  • Which county's records your title work pulls

Before you write an offer, confirm the county from the parcel record rather than the listing. Listings get this wrong regularly on boundary properties.

USDA, and why it matters most here

Large portions of Bastrop County outside Elgin's city limits are USDA-eligible, meaning 100% financing with no down payment for buyers within income limits.

At Elgin price points, that is the strongest option available to most first-time buyers. The key details:

Eligibility is by address, not by town. The map is redrawn periodically and development pulls areas out of eligibility over time. Verify the specific property.

Income limits are set by county and household size, and they are moderate-income thresholds — many households qualify who assume they are over.

The guarantee fee applies upfront and annually, and the annual portion is generally lower than FHA mortgage insurance, which makes USDA cheaper to carry as well as to enter.

Credit — most lenders look for around 640.

Where people buy

Saratoga Farms and Trinity Ranch are the larger newer developments — production construction, HOA, and generally straightforward conforming financing with clean recent comps.

Country Meadows offers established suburban inventory at lower price points.

The historic core near Main Street holds Elgin's older housing — late-nineteenth and early-twentieth century, many built from the town's own brick. These are handsome houses and they raise the usual older-home questions: foundations, wiring, roofs, and whether a government-backed loan's condition standards will be met without repairs. A renovation loan that finances purchase and repairs together is frequently the right structure.

Acreage properties along FM 1704, US 290 and the surrounding farm roads are where USDA eligibility is most likely and where well and septic considerations come into play — water quality testing, septic permitting through Bastrop County, and inspection requirements on some programs.

The commute, and what SH 130 changed

Elgin sits on US 290 about 25 miles east of Austin, with SH 130 intersecting just west of town.

That intersection is the reason Elgin has grown. SH 130 bypasses I-35 entirely, connecting north toward Georgetown and south toward San Marcos and beyond, and it has put Elgin within realistic commuting distance of the airport, the Tesla Gigafactory and the eastern industrial corridor.

Downtown Austin runs roughly 35 to 45 minutes on 290 depending on traffic through Manor. The airport is about 30 minutes via 130.

The other thing worth knowing: Elgin has an active freight rail line through the center of town, and trains run through regularly. It does not affect financing, but it affects daily life at properties near the tracks. Visit at different times before you decide.

FHA loans at 3.5% down where USDA does not apply, with flexible credit standards.

Conventional loans at 3-5% down, which avoids FHA's permanent mortgage insurance over a long hold.

VA loans for eligible veterans — zero down, no monthly mortgage insurance, plus the Texas disabled veteran property tax exemption scaling to a full exemption at a 100% rating. Against a 2.2% rate that is worth more than any rate shopping.

Elgin, properly

It is pronounced with a hard G — EL-gin, not like the watch.

Elgin is the Sausage Capital of Texas by legislative designation, and the claim is earned. Southside Market, established in 1882, is generally recognized as the oldest barbecue business in Texas, and its hot guts — coarse-ground beef sausage with a serious pepper bite — are the local institution. Meyer's Elgin Smokehouse is the other pillar.

The town was also the Brick Capital of the Southwest. Elgin-Standard Brick supplied clay brick across Texas for decades, and the historic downtown is built from it — which is why Main Street has survived when so many small-town commercial districts have not. The brick buildings are the reason the district is on the National Register.

Elgin Depot and the rail heritage reflect the town's founding as a stop on the Houston and Texas Central line in 1872.

McDade and the surrounding farm country to the east remain genuinely rural, and the Elgin Christmas Tree Farm draws families from across the metro each December.
