Tahitian Village is Bastrop's most distinctive neighborhood — a large, wooded subdivision on the bluffs above the Colorado River, platted decades ago with streets bearing Polynesian names. Lots are heavily treed and often sloped. Two lending notes: many lots remain undeveloped, which can thin the comparable sales an appraiser has to work with, and the tree cover that makes it beautiful is exactly what insurance underwriting examines.
Pecan Park sits closer to the river with a mix of eras and a more conventional suburban layout.
The Colony is a large master-planned community off SH 71 toward Austin — newer construction, amenity center, HOA, and a MUD. Financing here is the most straightforward in the county: conforming price points, recent comps, municipal utilities. The MUD sits on your tax bill and counts in your payment.
Piney Creek Bend and the newer developments along the 71 corridor follow a similar pattern.
Downtown and the historic district hold some of the best-preserved 19th-century architecture in Texas. Bastrop has over 130 properties on the National Register. Financing older homes brings the usual condition and appraisal questions, and a renovation loan is frequently the right instrument.

Bastrop is about 30 miles from downtown Austin on SH 71. Off-peak that is 35 to 45 minutes. During rush hour, the 71 corridor through Del Valle and the airport interchange can add substantially.
SH 130 provides a toll bypass that many commuters use to reach the north side of the metro without touching I-35.
The Austin-Bergstrom airport is roughly 20 minutes, which matters for anyone who travels for work. The Tesla Gigafactory and the growing industrial corridor along 71 have also put jobs considerably closer to Bastrop than they were a decade ago — a real shift in who is buying here.
What Bastrop is actually like
The Lost Pines are genuinely unusual — a relict forest surviving from a cooler, wetter climate, isolated from the East Texas piney woods by a hundred miles of prairie.
Bastrop State Park, with its CCC-built cabins from the 1930s, is a National Historic Landmark. The park took the worst of the 2011 fire and its recovery has been a long, well-documented effort in forest restoration.
Downtown Bastrop runs along Main Street with a genuine 19th-century commercial district, the Bastrop Opera House from 1889, and a riverfront park system. The Colorado River here is canoe and kayak water, not the reservoir chain further west.
McKinney Roughs Nature Preserve sits between Bastrop and Austin with miles of trails across river bluffs. Buc-ee's on SH 71 is, as ever, a landmark unto itself.
The town has had a long relationship with film production — a number of features have shot here, drawn by the pines and the preserved downtown.
