VA financing is the centre of gravity here
No monthly mortgage insurance. A VA loan carries none, which is the single largest monthly advantage it holds over a comparable conventional loan.
The funding fee varies, and is waived for veterans receiving compensation for a service-connected disability. Confirm your exemption status before closing — it is frequently missed, and it is refundable afterwards, but that takes months.
Entitlement is reusable. A veteran who already has a VA loan on a prior duty station may still have remaining entitlement, and a restoration may be available once that property sells. Bring the Certificate of Eligibility early; this is the detail that most often surprises a repeat buyer.

A move under orders compresses everything. Three things repeatedly decide whether a Bexar County closing lands on time.
Start the file before the house. A full credit and income review done early converts a two-week scramble into a two-day confirmation.
Powers of attorney need lender review in advance. A general POA is often not sufficient; many lenders require specific language naming the transaction. Get it approved while the servicemember is still reachable.

Inside the city, outside the city, and in between

Water service varies. Inside the service area the utility is the city system; outside it, properties may be on a water supply corporation or a private well, and a well means a lender-required water test on certain programs.
The Bexar Appraisal District values every parcel and is where exemptions and protests are filed. The homestead exemption caps annual increases in assessed value at 10% once filed, and the protest deadline is typically mid-May.
The Edwards Aquifer recharge zone
Northern Bexar County sits over the recharge zone for the Edwards Aquifer, and development there carries impervious cover limits and water quality requirements that do not apply elsewhere in the county.
It constrains what you can add. Pools, large patios and additions run into coverage limits on some lots.
It shapes the subdivisions. Much of the northern county's newer development was designed around those rules, which is part of why lot sizes and layouts differ noticeably from the south side.
