Lockhart Mortgage Broker: Home Loans in Caldwell County
Lockhart has the most affordable median home price within an hour of Austin — roughly $270,000 to $305,000 — and large parts of Caldwell County qualify for zero-down USDA financing.
Put those two facts together and Lockhart is one of the few places left in this region where buying with almost nothing out of pocket is genuinely realistic.
Here is how the financing works, and what the older housing stock does to it.
USDA: the program that matters most here
The USDA Rural Development loan offers 100% financing — no down payment — on eligible properties for buyers within income limits. Caldwell County is one of the better-covered counties near Austin.
What you should know:
Eligibility is by address. The USDA map is drawn property by property, not by city. Much of Lockhart and the surrounding county qualifies, but the boundary moves as areas develop. Always verify the specific address before assuming.
Income limits apply by county and household size, and they are moderate-income limits rather than low-income — many households qualify who assume they would not. The limits adjust annually.
There is a guarantee fee, both upfront and annual. The annual fee is generally lower than FHA's mortgage insurance, which makes USDA cheaper to carry over time as well as to enter.
Credit expectations are typically around 640 with most lenders, though the program itself does not publish a hard minimum.
For a buyer at Lockhart price points, USDA is frequently the single best option available. It is worth five minutes to check the address.
Taxes
Combined rates in Lockhart typically run 2.10% to 2.45% — city of Lockhart, Caldwell County, Lockhart ISD, and a hospital district.
On a $285,000 home, that is roughly $499 to $582 a month. Verify the parcel with the Caldwell County Appraisal District, and remember that a sale resets the appraised value while the seller's exemptions end at closing.
Caldwell County has seen substantial appraisal increases as the Austin metro has pushed south along SH 130. If you are looking at a home someone has owned for a long while, the gap between their bill and yours can be wide.
The housing stock, and what it does to an appraisal
This is where Lockhart differs from the newer suburbs north of it.
The historic core around the courthouse square holds genuinely old houses — Victorian, Craftsman, and early-1900s vernacular, many on generous lots. Lockhart has one of the better-preserved 19th-century downtowns in Texas, and the residential streets around it reflect the same era.
Financing an old house introduces things a 2019 build never will:
- Foundation. Pier-and-beam is common, and settlement over a century is normal. An appraiser or inspector flagging structural movement can require engineering evaluation before a lender will fund.
- Electrical. Knob-and-tube and ungrounded two-prong wiring appear in unrenovated homes. FHA, VA and USDA all apply property condition standards, and active safety issues must be corrected before closing.
- Roof and systems. A roof at the end of its life is a common repair requirement.
- Foundation-to-grade and drainage issues that a modern lot design would have handled.
None of this makes an old Lockhart house unfinanceable. It does mean a renovation loan is often the right instrument — financing the purchase and the repairs in a single loan based on the improved value, rather than buying conventionally and then discovering you need $40,000 you do not have.
The newer subdivisions — Maple Park, Summerside, and the developments spreading north toward the SH 130 corridor — are a different file entirely. Production construction, clean comps, straightforward conforming appraisals.
The commute, and why Lockhart is changing
Lockhart sits about 30 miles southeast of Austin. SH 130, the toll road that bypasses I-35 entirely, has redrawn the map for this town — downtown Austin is roughly 35 to 45 minutes when the tolls are open road, and the airport is closer than that.
The Tesla Gigafactory and the industrial growth along the 130 corridor have also put substantial employment considerably nearer than it was ten years ago. That is the main force pushing Lockhart prices up, and it is why the affordability window here is narrower each year.
Programs beyond USDA
FHA loans at 3.5% down with flexible credit standards — the fallback when USDA income limits or property eligibility do not work.
Conventional loans at 3-5% down, which avoids FHA's permanent mortgage insurance and is worth comparing over a long hold.
VA loans for eligible veterans, zero down with no monthly mortgage insurance, plus the Texas disabled veteran property tax exemption — worth a great deal against a 2.3% tax rate.
Renovation loans for the historic stock, as above.
Down payment assistance through TSAHC and TDHCA, with income limits by county. More on assistance.
Lockhart, the place
Lockhart is the Barbecue Capital of Texas by act of the state legislature, and it earns it. Kreuz Market traces to 1900 and still serves without sauce or forks. Smitty's Market operates in Kreuz's original building, with the pits in the same room you walk through to order. Black's Barbecue, open since 1932, bills itself as the oldest barbecue restaurant in Texas continuously owned by the same family. Chisholm Trail rounds out the four. People genuinely drive here from Austin and San Antonio to eat.
The Caldwell County Courthouse, completed in 1894 in Second Empire style with a mansard roof and clock tower, is one of the most photographed courthouses in the state. The square around it has stayed intact — which is why Lockhart has appeared in a long list of films, including Waiting for Guffman, What's Eating Gilbert Grape, and parts of Kill Bill.
Lockhart State Park southwest of town has a nine-hole golf course built by the Civilian Conservation Corps in the 1930s, along with trails and a pool.
The Battle of Plum Creek was fought just north of here in 1840, one of the more consequential engagements in the Texas frontier period.

Frequently asked questions
Can I buy a home in Lockhart with no money down? Often yes. USDA offers 100% financing on eligible properties within income limits, and much of Caldwell County qualifies. VA is zero down for eligible veterans. Verify USDA eligibility by address.
What are property taxes in Lockhart, TX? Combined rates typically run 2.10% to 2.45%, covering city, Caldwell County, Lockhart ISD and a hospital district. Verify with the Caldwell County Appraisal District.
What income limits apply to USDA in Caldwell County? They are set by county and household size and adjust annually. They are moderate-income limits, so many households qualify who assume they will not. We can check yours quickly.
Can I finance a historic home near the square? Yes, though older homes raise foundation, electrical and roof questions that government-backed programs treat strictly. A renovation loan that finances purchase and repairs together is frequently the better structure.
How far is Lockhart from Austin? About 30 miles southeast. Via SH 130, downtown Austin is roughly 35 to 45 minutes and the airport is closer.
What credit score do I need in Lockhart? USDA lenders commonly look for 640. FHA generally starts near 580 with 3.5% down. Conventional typically wants 620 or better.
Is Lockhart cheaper than Kyle or San Marcos? Generally yes. Lockhart's median runs below both, which is much of its appeal — along with broader USDA eligibility.
